Many of the clients I see have problems with a balcony of sorts.
Balconies can be a big headache to both the client and the contractor if the waterproofing
work done on it was poor.

|
Original design // if the design of the balcony does not lend itself to being waterproofed in a
certain way then neither the best products nor the best workmanship will solve the problem.
In such cases compromises may have to be made which may not result in a 100% success rate.
In some cases the structure may even have to be demolished and rebuilt.

Common
problems we have experienced with balconies
|
|
|
|
|
| First
and foremost is the door frame. Most occupants don't actually know
how the frame was originally seated and even fewer know if any proper
waterproofing exists under the frame.
Below is an idea of what
should be happening.

|
The frame work
is seated on top of a torch on waterproofing membrane.
The membrane
has been fused to a solid piece of aluminium angle bent at 90 deg.

In the
below diagram we see a section of the sliding door frame in place.
Notice how the frame is seated on top of the membrane which was
fused to the angle.

So
we see in the below diagram that even if water should have to raise
to a level above the frame work, it should not by pass the system
as long as everything is water tight.
