are seeing an ever increasing number of quotation requests from
clients who are experiencing problems with roofs of homes they have
recently purchased.
Problems
are occurring between 1- 6 months of purchase, and after transfer
has taken place.
We
attribute this to a prospective seller paying a roofing contractor,
in good faith, to make repairs to existing problems prior to putting
the property on the market.
Often
these repairs take place during summer months, leaving the workmanship
to only be properly tested during the next rainy season.
By
the time problems do occur, the seller has received payment and
the contractor warranties have expired.
The
new home owner is left to sort out the problem out and often citing
to us their frustrations and intention to use our quotation as
evidence in their upcoming legal claim against the seller.
This
scenario can be avoided by insisting that a Roof Covering Inspection
be carried out during the negotiation phase.
The
inspection shall costs R 495-00 Inc VAT and will include
An unprejudiced report with colour photographs
A summary of the overall condition of the roof covering
Highlights of any obvious problem areas
Assessment of waterproofing systems
In addition to the above we shall also provide a free quotation
to repair any highlighted problem areas
