What is a flashing?

Let's run over a few factors that will influence roof repair costs.
Accessibility

Obviously if you live on the top of a mountain which is only accessible by helicopter 
you are going to be paying more, even if it is just a small job...

The pitch of the covering also weighs heavy with pricing. The higher the pitch 
(slope) of a covering the slower the crew will be working to take the necessary 
safety precautions.

The use of scaffolding or rope access will further drive up expenses and in some 
cases the price to arrange access to the problem area will far outweigh the actual 
price of doing the repair!

Type of roofing material

If the covering is really old it may be hard to come by replacement materials.

Slate tiles

Some slate tiles have a waterproofing underlay. If this underlay is damaged or 
deteriorated beyond repair it may need to be replaced. 
Often it may not be possible to only fix a section of this underlay and an entire 
elevation may need to be done.

Asbestos 

Old asbestos materials are by law required to be disposed of if removed,even 
briefly, during a project. The contractor will not be able to refit asbestos products to 
the structure and new fibre-cement replacements will need to be fitted.

Breakages may occur will working on the covering for which the contractor will not 
be liable. Depending on the condition of the covering, this could tally up to a sizable 
amount.            

Steel Coverings

Steel, if rusted should be replaced not repaired. Fitting new steel alongside rusted 
steel is like putting good apples with bad ones. Most reputable contractors will only 
quote to replace entire sections if the covering has started rusting.

Flat decks and Torch On

On flat decks, Torch on, Derbigum and the like, are easy enough to patch if you know 
exactly where the water is getting in. But if this is not the case (which it usually is) the 
one is just taking a shot in the dark by patching. Most reputable contractors will want 
to isolate an entire area, strip it all up and do it over. 

Balconies

Balconies that are covered with tiles or cement screed will need to be stripped up in 
their entirety and all the waterproofing be redone.
There are of course numerous products you may wish to try before going that route, 
but we advise, as with all products, first do research and get other peoples opinions 
on the product.
